Provast redevelops former office building into housing in Rotterdam’s Scheepvaartkwartier

Provast, in partnership with Marwijmo, has acquired the Maaspark office building in Rotterdam from Bouwinvest. The property will be redeveloped into an exclusive residential building under the name House at the Park. The project is located on the stately Westerlaan and comprises 52 residential units, including townhouses and exclusive penthouses. The homes will offer living spaces ranging from approximately 54 sqm to 205 sqm. The former office building, with a total floor area of approximately 8,000 sqm, will be transformed into a modern and sustainable building, carefully respecting its architectural character and urban context. The redevelopment has been designed by Dam & Partners Architects. The design forms the elegant foundation for this exceptional building, where monumental architecture and contemporary living blend seamlessly. Construction is scheduled to commence by mid-2026, with completion expected in 2027. The residences will be available for sale soon. With this project, Provast continues its strategy of converting outdated office buildings into housing, contributing to a more sustainable and future-proof urban environment. Provast sells Tree House Rotterdam to NLV

At the end of 2025, Provast reached an agreement with NLV regarding the sale of the mixed-use Tree House project in Rotterdam, located directly adjacent to Rotterdam Central Station. This transaction marks a significant milestone for both parties in the ongoing development of the Rotterdam Central District. Mixed-use development next to Rotterdam Central Station Tree House is set to become a major landmark, public attraction and meeting place in the city. The 130-metre-high development of approximately 41,000 sqm and is inspired by a natural ecosystem structure. Its distinctive programme combines residential, office, and urban functions, encompassing approximately 15,000 sqm of office space tailored to innovative businesses, a commercial ground-floor plinth featuring hospitality and retail facilities, and a cultural programme developed in collaboration with De Dépendance. In addition, the project provides space for 299 residential units, of which approximately 127 are owner-occupied and 172 are rental properties. The design is by PLP Architects (London), in collaboration with ZUS. Construction is scheduled to start in September 2026, with completion expected in the fourth quarter of 2029. Provast and NLV are delighted with the transaction and the continued progress towards the realisation of this landmark project. “With the sale to NLV, we are jointly taking an important next step together in the development of the Rotterdam Central District,” a Provast spokesperson commented. “Partly by virtue of its location directly adjacent to Central Station, Tree House will become a sustainable icon within the city.” Contribution to urban quality and long-term value The Tree House project aligns with NLV’s ambition to invest in mixed-use developments at urban locations. Mixed-use developments form a key pillar of NLV’s strategy to generate long-term value for pension funds, with a strong focus on the quality of the living environment. Jasper Deur, Commercial Property Developer at Provast

𝗝𝗮𝘀𝗽𝗲𝗿 𝗗𝗲𝘂𝗿 joined Provast as a Commercial Property Developer in September 2025. Deur recently completed his Master’s degree in Finance & Real Estate Investments at Regent’s University London. Alongside his studies, he gained experience through internships at Orange Capital Partners and Provast. At Provast, he will primarily focus on the initiation and further development of new property projects.

Provast develops 300 apartments in the city center of Helmond

On Wednesday June 18th Provast and ARC Real Estate Partners signed a Heads of Terms agreement with the municipality of Helmond for the development of approximately 300 apartments at the Piet Blomplein in Helmond. The project encompasses 25,000 sqm GFA and consists of three residential buildings with a commercial plinth, which will be constructed above the underground extension of the Elzas parking garage and the Elzaspassage shopping center. This iconic ensemble, designed by architect TconcepT, blends seamlessly into its surroundings and is characterized by a contemporary reinterpretation of the adjacent Kubuswoningen by Piet Blom. The future proof development meets the highest sustainability standards, including the installation of solar panels and connection to the municipal heating and cooling network. The residential program includes a diverse mix of housing types, comprising both social and free market lease and sale units — addressing the broad housing demand in the Brainport region. Construction is scheduled to commence by mid-2027, with completion expected by the end of 2028. Provast was advised by Loyens & Loeff, while ARC Real Estate Partners received legal counsel from CMS.

Provast wins tender for Amsterdam Muyskenkwartier with innovative housing concept ‘Hoeksteen

The 'Hoeksteen' project comprises 21,000 sqm GFA above ground, including 210 homes in the social, mid-rental, and free sector purchase segments. The plan distinguishes itself with a strong vision for sustainable and socially urban living. Located within the ring of Amsterdam, Hoeksteen adds a residential layer to this multifunctional area, with a nod to the expressive Amsterdam School. Hoeksteen is designed to retain families in Amsterdam, featuring diverse housing typologies and a flexible layout that moves away from the standard concrete floor plan. The collective inner garden is formed around three mature trees that provide shelter, cooling, and a green experience from day one. A powerful gesture in the dense city. Thanks to the wooden column construction and biobased materials, the CO₂ footprint is minimal. The flexibility of the column construction makes the building future-proof, as it can adapt to changing housing needs and functions. Construction is planned to start in mid-2026, with expected completion in 2028. Provast has worked on the submission with the team Studioninedots, ZUS, Buro Happold, Skonk, and Stipo.

Nick ‘s Gravemade Property Developer at Provast

Nick ‘s Gravemade joined Provast as a Property Developer on 17 February 2025. 's Gravemade recently completed his studies at Delft University of Technology with a Master’s degree in Management in the Built Environment. In addition to his academic training, he gained work experience at SkaaL in the field of construction costs.

Batavia Biomanufacturing facility in Leiden completed

On 13 December 2024 Provast completed the development of Batavia Biosciences and Batavia Biomanufacturing in Leiden. The validation and qualification of the production process will take place in coming months. CBRE Investment Management has added the building, located directly adjacent to the A44 motorway, to their portfolio.

Provast is developing a former bank building into a 30,000 sqm ‘Paris Proof’ office in Rotterdam

On 12 December, Alderman Zeegers performed the ceremonial ground-breaking for the redevelopment of Coolsingel 93 in Rotterdam. This former bank building was given a monumental status by the City of Rotterdam in October due to its unique combination of 1950s post-war reconstruction architecture and 1990s postmodernist high-rise design. Provast is redeveloping C93 in collaboration with AXA Investment Managers into a Paris Proof and BREEAM Excellent office building, which is unique for a building with a monumental status.

Provast is redeveloping a listed building into a sustainable office block on Coolsingel

Provast has commenced the redevelopment of the iconic building located at Coolsingel 93 in Rotterdam. The redevelopment consists of 30,000 sqm multi-tenant office space and in addition to office space will provide communal facilities such as a green roof terrace, meeting rooms, communal areas and a restaurant. Provast is developing this sustainable office building to a design by Paul de Ruiter Architects. The monumental office building, renowned for its historic architecture and prominent location in the heart of Rotterdam, will retain its character whilst being adapted to meet contemporary standards for sustainability and comfort. The redevelopment includes the use of sustainable building materials, energy-saving systems and smart technologies that contribute to a reduction in CO2 emissions. This redevelopment brings together history, innovation and sustainability. The building has been designed and developed to comply with the Paris Proof guidelines and, upon completion, will hold BREEAM Excellent certification and an A++++ energy rating. Once completed, the building will be the most sustainable office building in Rotterdam. The redevelopment is due for completion in September 2026, when it will also welcome its first tenants. De Vries en Verburg is carrying out the redevelopment of Coolsingel 93 on behalf of AXA and Provast.

Provast develops new 30,000 sqm office for ANWB in The Hague

Provast has started construction of the new office for the ANWB in The Hague. The office will be approximately 30,000 sqm and, in addition to workspaces and meeting facilities, will also incorporate a theatre, an ANWB retail store and a mobility hub. Provast is delivering this sustainable and innovative office building as a bespoke development for the ANWB. The facility will serveas a workspace and meeting place for members, partners, visitors and ANWB staff alike. The building will constitute a distinctivelandmark in a prominent location in the Beatrixkwartier and will be characterised by transparent, inviting and architectural expression. The design is by architectural firm MVRDV and is defined by two spacious entrances connected by a multifunctional passageway. ANWB The ANWB is the largest membership association in the Netherlands, with over 5 million members. The ANWB offers a broad range of services in the fields of mobility, travel and leisure. The ANWB is committed to the interests of its members as well as to promoting a sustainable and safe society. The Hague - Beatrixkwartier The Beatrixkwartier is a mixed-use area in The Hague where residential and commercial functions are seamlessly integrated. It is a modern district located in the Bezuidenhout neighbourhood, featuring offices, shops, restaurants and hotels, and is easily accessible by both car and public transport. The ANWB office represents Provast’s seventh development within this area.  

Provast acquires 11,000 sqm UWV office building in Alkmaar station area

Provast has acquired the UWV office in Alkmaar from a fund managed by Harbert Management Corporation in partnership with QUAN Investors. The office has a floor area of approximately 11,000 sqm, whilst the plot covers approximately 13,000 sqm. The office building is let to the UWV on a long-term lease. Provast has acquired the office building with the aim to redevelop this location. The Alkmaar station area has been designated by the municipality and NS as a key development area. The aim is to create a high-quality urban environment with a mix of residential, commercial and recreational facilities. The redevelopment of the UWV location is in line with this and contributes to the transformation into an attractive urban hub. This objective aligns well with Provast’s high level of ambition when it comes to inner-city redevelopment projects. With this strategic acquisition, Provast is taking a significant step in the redevelopment of the station area, thereby further realizing its own growth ambitions.
